These terms become binding on both parties when the customer has paid the advance payment specified in the contract terms, or has paid both the advance payment and the final payment at the same time.
Booking and Payment Terms
The person making the booking must be of legal age (18 years old) at the time of booking. The cottage will not be handed over to the customer if all persons staying there are minors (have not reached 18 years of age).
The booking is confirmed when the customer has paid the advance payment (20% of the cottage rental price) by the due date (7 days from the invoice date) or has paid both the advance payment and the final payment at once. The final payment must be made no later than six (6) weeks before the start of the rental period.
If the booking starts in 6 weeks or less, the entire sum must be paid at once on the booking day. If payments and payment deadlines are not met, the booking may be cancelled without separate notice to the customer.
Cancellation of Booking
Cancellations must always be made in writing to Kruuvan Cottages. The cancellation is considered to have occurred at the moment Kruuvan Cottages has received notification of the cancellation. The advance payment will be retained upon cancellation of the booking. If the booking is cancelled less than 28 days before the start of the rental period, the full rental price will be charged If the reserved cottage can be rented to another customer from whom a corresponding sum is collected, the advance payment will be withheld as a cancellation fee.
If the cancellation is due to the customer’s sudden illness (for which a doctor’s certificate can be presented) or similar, the rent will be refunded, excluding the advance payment. If the cancellation occurs during the rental period, the payment made by the customer will not be compensated.
Lessor’s Right to Cancel a Booking
In case of an insurmountable obstacle (force majeure), Kruuvan Cottages may cancel the booking. In such a case, the customer has the right to receive the full amount paid back. If payments and payment deadlines are not met, the booking may be cancelled without separate notice to the customer. If the booking has to be interrupted due to disruptive behavior, payments will not be refunded.
Stay at the Property
The cottage keys will be handed over to the customer at their pre-notified arrival time. For weekly bookings, the rented cottage is available to the customer from 4:00 PM on the arrival day until 12:00 PM on the departure day. For weekend bookings, the cottage is available from Friday afternoon until Sunday evening.
The rent includes the cottage with its equipment (furniture, dishes, electricity, firewood, mattresses, blankets, pillows, rowing boat). Linen and towels are included in the rental price. Toilet paper and kitchen roll are provided for a couple of days.
Basic cleaning of the cottage is included in the rental price. For any extra cleaning caused by the renter, the owner has the right to charge €50 per cleaning hour.
The cottage may be used by a maximum of the number of persons generally stated or agreed upon when booking the cottage. The use of a tent or caravan and making an open fire on the holiday property’s plot without the owner’s permission is prohibited. Smoking and pets are prohibited indoors.
Lost items will be stored for one month, after which they will be disposed of. Customers are expected to contact us regarding lost items; they will not be actively notified.
Compensation for Damages
The customer is responsible for any damages caused at the holiday property. Any damage caused must be immediately reported to the owner. The customer is obliged to compensate for any damage caused to the property or its movable assets.
Kruuvan Cottages is not responsible for any damage caused to the customer due to an unforeseen insurmountable obstacle (force majeure) or a similar reason (e.g., natural phenomena, power outages, etc.) that is not attributable to Kruuvan Cottages and whose consequences Kruuvan Cottages could not reasonably prevent. Kruuvan Cottages is also not responsible for damages or consequences caused by normal natural phenomena.
Complaints
All remarks and complaints related to the property must be addressed immediately upon their occurrence and during the booking directly to the owner. If the customer and the owner cannot reach an agreement on the matter, the customer may refer the matter to the Consumer Disputes Board.
The contracting parties shall endeavor to resolve disputes arising from the contract through mutual negotiations. If an agreement is not reached in negotiations, disputes will be resolved in the District Court of Southwest Finland. Finnish law applies to the contract.
In case of discrepancies, the Finnish version of the booking terms shall prevail.
